You may remember a while back I wrote about a project that I worked on where my client was adding in a 2nd floor with it’s own access for a rental studio apartment. This was fully furnished for either Air BnB or longer term let, you can read more here about that project. Of course this is a fabulous way to add value to your home but you don’t have to go to such great lengths. For most of us, even if we aren’t a property flipper we still want to add value through the money we spend on our homes, or you might be thinking about preparing your home for sale. There are some fairly easy things you can do to ensure you are adding value with every dollar you’re spending.
This is by far the cheapest and most DIY friendly way to update the look and feel of your home. If your colours are outdated and you are trying to sell this can put potential buyers off. Even paying a professional will give you a great return on investment. And if you aren’t sure on colours then book a colour consultation in with an interior decorator or Dulux colour consultant.
Update your exterior
Keep on top of your exterior even if you aren’t selling right now, this is the first impression of your home. If you are in a block of apartments, then obviously there isn’t much you can do here. Just ensure the external areas are clean and tidy and all small jobs are seen to. If you’re in a freestanding home there are things you can do from having your redbrick rendered for those with a decent budget, through to updating with a cheaper option such as cladding and painting. Have a landscaper over to tidy up and plant out your gardens or get out there yourself to ensure everything looks fresh as a daisy!
Using each room to full potential
Ensure that each room is set up well with furniture placement and layouts. The spaces should be easy to move around and flow. You wouldn’t believe the amount of properties I see where spare bedrooms and dumping grounds for unwanted furniture and ‘stuff’. Dress these rooms properly both for your guests and also when selling.
I like to ensure that each and every room has some kind of usable storage either built in or freestanding, however but built in will really add value to your property. Add in great storage when you move in, update and expand as budget becomes available and before selling ensure that your cabinetry is in tip top condition. I guarantee you most buyers will open cupboards and look at the storage options a home has to offer.
